Carmen Perez
VP, Operations
Carmen Perez started with CAPREIT in 2005 as a Junior Operations Manager in Southwestern Ontario where he managed 16 properties. He has since had received numerous promotions in his career. Today he is a Managing Director, responsible for 56 properties.
As a General Manager in 2011 Carmen oversaw a large portfolio. Carmen also rose to the challenge of meeting the City of Toronto’s Multi -Residential Apartment Buildings (MRAB) program. This high profile endeavour involved an inspection and audit of the common areas, amenities, mechanical systems and grounds of each building in the portfolio.
After a successful year, Carmen was promoted to an AVP (Associate Vice President, Operations). In this role Carmen had many accomplishments. He established a new regional office in Toronto’s West End. He took on the responsibility of the Ontario MHC (Manufactured Home Communities) portfolio, newly acquired in May, 2012. This was a new industry, not only to Carmen, but to CAPREIT as well. Together he learned about the unique strategies and challenges that were necessary to market manufactured homes and their communities.
Through this process Carmen was able to build a relationship with a home manufacturer which allowed CAPREIT to purchase homes wholesale and sell them in our communities increasing the occupancy while realizing profits on the home sales at the same time. In November, 2013 CAPREIT’s remaining 11 MHCs were added to Carmen’s portfolio which now spanned from British Columbia to New Brunswick.
In the management of the MHCs Carmen captured the opportunity of developing vacant land into new lots for occupancy at many of the communities. Specifically, at Silver Creek Estates, in Orillia, Ontario Carmen is currently working on a project to potentially add 150 new lots. In his role, Carmen also works with Home Owners Associations (HOA) of established MHCs to help building strong relationships between CAPREIT and the communities. Together, Carmen and the HOAs work together prioritizing capital projects and community improvements. These projects have helped contribute to CAPREIT operating some of the best MHC’s across the country.

In 2015, Carmen was once again promoted. He became Managing Director responsible for CAPREIT’s MHC portfolio across the country, the RPMS portfolio, and the PEI portfolio which was acquired in October 2013. He has had great success in reducing the vacancy in the PEI portfolio from 30 – 40% at acquisition to 2 – 3%. In the RPMS portfolio he has initiated substantial in-suite renovations contributing to the success of the portfolio.
Carmen has been a loyal and dedicated employee of CAPREIT for almost 15 years. During his time with CAPREIT he has been a consistently high-level performer who has achieved many personal and professional successes. He garners praise and loyalty from all his staff, co-workers and contractors. CAPREIT is proud to have him as a member of the team.
